Living in a townhouse, already split into two separate flats, these homeowners were keen to get the most out of their first floor abode. Luckily, their loft offered the perfect opportunity to bring in not just a new indoor living area, but an outdoors one too! With a budget of £80,000 to play with, this household wanted to create not just a new living room / study, they also wanted a new bathroom, plus a roof terrace to give them some of that much desired outdoor space. However, despite this impressive wish list, the homeowners didn’t want to use a dormer to create these new areas. Instead, they wanted to keep to the existing head height, so as not to lose any of that characterful pitched roof.

A challenge? Yes. However, there’s no denying that our design team have done a stellar job in creating both a living area that’s perfect for casual TV watching, or ready to welcome any studious desk. And, very importantly, this new space could even be used as another bedroom, especially with that stylish bathroom connected next door. Though these homeowners didn’t need another bedroom just yet, the fact that it could easily be used as one, complete with en-suite, is something that will surely pay off in the future when it comes to future buyers.

And, of course, there’s the roof terrace. A highly sought feature in any London home, and one that’s well worth the investment. In order to create this new space, our team took this family through a full planning application. Remember, though a room in loft conversion is often part of your permitted development rights, any balcony that’s not a Juliet balcony must obtain planning permission. With Resi’s planning team by their side, this often nerve-wrecking stage was a breeze, as we not only packaged up their designs, but also liaised with the local authority on their behalf. Thanks to Resi’s golden touch - both in design and admin - this family now have a home that’ll get their ground floor neighbours looking up at in envy!
