A interactive process guide from start to finish
If the project was planned carefully, then this should be easy. The contractor or subcontractors will be on site applying/installing all of the finishes.
Make sure you allow the teams enough time to complete everything to a high standard. You may have become frustrated with the length of time the project has taken thus far, but applying pressure will cause problems and delays in the long run.
It’s time to install your products and appliances. Make sure that the areas are prepared carefully and your contractor/project manager is present. Your scope of works should identify who is responsible for what. Don't forget to request paperwork and always keep hold of receipts.
Try not to have too many tradesman on site at anyone time and to ensure that all products are carefully protected, so you know who is responsible for any scratches or damage.
Once the contractor thinks they’re finished, make sure you organise for a walk through of the works and record a detailed snagging list. This involves preparing a document with an agreed summary of the areas that are unfinished, untidy or not completed to a satisfactory standard.
Take photographs as evidence. Your retention sum should motivate them to complete everything, so don’t release the payment too early, even under pressure.
Be conscious of the project nearing completion. Your contract should state when to release the final payment.
As you approach this point, you should discuss practical completion with the contractor, agree on this and ensure that you have a Certificate of Completion to confirm the works have been finished in accordance with the Building Regulations.
