These new homeowners wanted to bring a little extra room to their new Victorian terrace home. So, to ensure they loved their new home from the very first day they moved in, they asked our team to design and plan a ground floor side extension with a loft conversion.

These new homeowners wanted to bring a little extra room to their new Victorian terrace home. So, to ensure they loved their new home from the very first day they moved in, they asked our team to design and plan a ground floor side extension with a loft conversion.
This included:
- an on-site measured survey
- proposed floor and roof plans
- proposed elevations and sections
- application submission and supporting documentation
As these owners were in the process of buying this new home, they wanted to make sure they got planning approval right away so they could get started on their renovations once they became owners.
To make sure the homeowners had some renovation work to look forward to in the coming months, our team decided to split the application process in two. Starting with the loft conversion, the team first submitted a permitted development application, they then followed up with a full planning permission application for the ground floor side extension with loft conversion. By proceeding this way, we made sure the family could start working towards a project with at least a permitted development application.
As these soon-to-be owners shared a boundary line with the neighbour, our team also had to work on getting a Party Wall Agreement. This is a document that legally states that there is an agreement between the owners and the neighbours to build on a shared boundary or wall ex. shared walls (party walls) between semi-detached and terraced houses, garden boundary walls, building a second-storey extension above a shared wall.... Thankfully there were no issues with these applications and the couple were allowed to build a new wall for the extension, on the Party Line.
By tackling this project from the very beginning, our team was able to make sure they got all the approvals they needed and help these homeowners throughout the entire process. Adding a loft conversion and a ground floor extension sure did bring a lot of charm and additional rooms for this couple to enjoy their new revamped Victorian terraced home.
